Completed garage door bottom weather seal

Overview

The bottom seal helps close the gap between the garage door and the floor. Over time, the rubber can become hard, cracked, or flattened, especially when the concrete has settled or the floor is uneven.

We check the seal and the floor before choosing a replacement. If there is a larger gap, we can recommend a taller seal that provides a better fit. We also check the seals around the sides and top of the door, since worn perimeter seals can allow drafts and water to get inside.

Warning signs

When to call

Water under the door

Either the bottom seal has flattened past sealing or the slab has settled so the gap is bigger at one end than the other. Water finds the low spot every time, which is why it always comes in at the same corner.

Daylight around the edges

Light shows you exactly where air, water, and pests get through. A visible gap along the sides or top means the perimeter stop seal has hardened and pulled away from the face of the door.

Pests getting in

Mice and insects need far less of a gap than people assume, and a hardened corner of bottom seal is a doorway. Sealing the door is the cheap end of pest control — it beats dealing with what gets in.

A cracked bottom seal

The rubber hardens with sun and age until it stops conforming to the floor and splits. Once cracked it channels water instead of blocking it. It is a consumable, and it is one of the cheapest parts on the door.

Our process

How the visit goes

  1. Check the floor for level

A seal can only close a consistent gap. If the slab slopes or has settled toward the door, a standard seal will seal one end and hover over the other — so we measure the gap along the full width before choosing any rubber.

  2. Select the right seal profile

Bottom seals come in different profiles and sizes to match the retainer on your door and the gap under it. The right profile compresses evenly against the floor; the wrong one folds, and a folded seal leaks.

  3. Fit bottom and perimeter

The new bottom seal is fed into the retainer, and perimeter stop seal goes around the sides and top, set against the face of the closed door so the flap seats without dragging.

  4. Test against the floor

Door closed, we check the full width for light — and if water was the complaint, we test with a hose rather than waiting for the next storm to grade our work.

Weather seal questions

How much does weather sealing cost?

We provide an upfront, flat-rate quote before starting any work. Weather sealing is one of the most affordable services we offer, and our quote covers everything—the new bottom seal, an optional floor threshold if your concrete is uneven, and complete installation with no hidden fees.

How long does it take?

Usually under an hour for a bottom seal and perimeter. Adding a threshold to deal with a sloped floor does not add much.

I fitted a new seal and water still gets in. Why?

Because a seal closes a gap — it does not dam a flow. If the driveway slopes toward the garage or the slab has a low spot, water arrives with momentum and needs a threshold ramp, or in the worst cases a drainage fix outside the door. We will tell you which problem you actually have before selling you rubber.

Is this a job I can do myself?

Honestly, often yes — the bottom seal slides out of its retainer and a new one feeds in, with soapy water helping it along. The usual DIY failure is buying the wrong profile for the retainer, and the part worth a professional eye is diagnosing why it leaked: seal, slope, or drainage. There is no spring tension anywhere in this job, so nothing here can hurt you.
